Why Lumarae
Documentation that moves work forward
What you receive from Lumarae is a document, not a conversation. Dimensioned, written, and formatted for whatever comes next.

Six things that shape every study
On-site measurement
Every study begins with a site visit. Plans are drawn from actual dimensions, not estimates. This is particularly relevant in Malaysian properties where built dimensions regularly deviate from developer drawings.
Written reasoning
Each layout option comes with a short written note explaining what it achieves and where it trades off. This is the part most layout services skip — and the part that makes a study usable after the meeting.
Structured deliverable
The output is a document with a defined structure: plans, options, notes, and in larger studies, a circulation narrative. It has a beginning and an end, not an ongoing series of revisions.
Circulation-led thinking
The studio places movement paths before furniture. This is unusual in space planning — most approaches start with pieces and find the paths around them. Lumarae reverses this, which produces different and more liveable results.
Transparent pricing
Three studies at three fixed prices. RM 380, RM 1,750, and RM 2,650. No hourly billing, no scope creep, no surprises. The price is agreed before the visit is scheduled.
Ready to hand over
A Lumarae study is formatted so a contractor, architect, or interior designer can receive it without further explanation. It is designed as a starting point for the next professional, not an endpoint for a conversation.
Expertise
Eight years of spatial practice
The team has been producing layout studies in the Klang Valley for eight years. That is a narrow focus — space planning, not full interior design, not architecture — which means the skills involved are well-developed and specific to the work you are commissioning.
The studio has worked across terrace houses, condominiums, semi-detached properties, offices, and retail environments. The variety of property types means the approach is tested across contexts, not calibrated only for one kind of space.
340+ layout studies completed across residential and commercial properties
Specialist knowledge of spatial constraints in Malaysian apartment and terrace-house typologies
Commercial experience in offices, retail, and hospitality across Petaling Jaya and Subang Jaya
Scope agreed in writing before the first visit
Revision rounds included in the stated fee — no ambiguity about what is in scope
Final document delivered within the agreed timeline, formatted for immediate use
Process
A process with defined stages
The engagement starts with an enquiry, then a scope conversation, then a site visit, then documentation. Each stage is discrete. There are no rolling engagements and no billing by the hour — the scope and the price are set before work starts.
Revision rounds are included in the fee and defined in the scope. Additional revisions, if needed, are quoted separately before any extra work begins. This keeps expectations clear on both sides.
Value
Priced for the scope, not the hour
A Single-Plan Layout Study at RM 380 covers one zone of a home with two layout options and written reasoning. A Whole-Home study at RM 1,750 covers every floor. A Commercial Workshop at RM 2,650 covers an office, retail, or hospitality space with an options document prepared for operations review.
These are fixed prices for defined deliverables. They are not starting prices for an ongoing relationship. If you want to proceed further, a new scope is agreed for any additional work.
Fixed fees — RM 380 / RM 1,750 / RM 2,650 depending on scope
No retainer, no monthly billing, no scope that grows invisibly
Travel within Petaling Jaya and Klang Valley included; supplements discussed for properties further afield

What Sets Us Apart
Distinctive features of the studio's approach
The two-option rule
Every study produces at least two layout options, not one. This is deliberate — a single plan is a recommendation; two plans are a conversation about priorities. Clients regularly find that the second option raises considerations they had not thought to voice.
Scope, not style
Lumarae does not have a visual signature. The work is about how space functions, not how it looks. This means the output is neutral enough to be taken in any stylistic direction by the client or a subsequent designer.
Commercial-ready documentation
The Commercial Workshop produces a structured options document prepared for procurement and operations review — a format suited to organisations with internal approval processes, not just individual decision-makers.
No obligation to proceed
The studio will respond to an initial enquiry with a recommendation on which study is appropriate, at no charge. If the timing or scope is not right, there is no expectation that the engagement proceeds. A study should be commissioned when it is useful.
